Pinkard Completes Rehabilitation of Village on Main

Pinkard Construction has completed work the $8 million rehabilitation of Village on Main Apartments, formerly known as Village Place Apartments, located on Main Street in downtown Longmont.


Partnering with the Longmont Housing Authority (owner/developer), Rosemann & Associates (architect), and Artaic Group (owner’s representative), Pinkard participated in design charettes with residents and the owner/design team to ensure resident programming needs were met. Pinkard’s preconstruction efforts included providing tax credit funding assistance, design-assist solar electrical input, and ultimately incorporating all owner wish list items into the existing budget.


Scope of work on the 68,000 square foot, 10-month project included top-to-bottom unit upgrades, common area and exterior improvements, the replacement of boilers, through-wall air conditioners, and electrical meters, plus demolishing an abandoned solar hot water system to allow for a new 165kw roof-mounted ballasted solar photovoltaic system. Pinkard also replaced finishes, plumbing fixtures and lighting, roof membranes, and upgraded several units to meet current UFAS Accessibility standards. The project also met EGC sustainability standards for creating a healthier environment for residents and includes updated fixtures to reduce energy and water usage.


To minimize disruptions to the residents during this occupied renovation of all 72 units, the work was conducted on a “rolling occupancy” basis, with 13 units updated at a time, requiring the coordination of temporary resident relocations. Some intriguing challenges included minimizing water shutoff durations during new boiler installation and working with the owner/design team to find the most effective solutions for minimizing electrical outages associated with electrical system upgrades.


Through Pinkard’s careful budgeting, they were able to accommodate late client add-ons—such as redoing more than half of the building’s siding and replacing the already-installed corridor carpeting to a more durable and aesthetic option—while finishing in budget and on time.
