Pinkard Finishes Krisana Affordable Apartments

Pinkard Construction is celebrating the completion of the Krisana Apartments complex in Denver.


Developed in partnership with Kentro Group, Lexton McDermott, and Lewis Himes Associates, and located on former site of the Colorado Department of Transportation (CDOT) headquarters in southeast Denver, the four-story, 162,000 square foot, $30 million complex features 151 units of deed-restricted, affordable housing.


Consisting of 21 studio, 71 one-bedroom, and 59 two-bedroom apartments, the apartments will be available to residents who earn up to 60% of the Area Median Income (AMI), with an upper limit of $49,260 in annual gross income for a single-person household or up to $70,320 for a four-person household. Amenities include Energy Star-rated appliances, central air conditioning, laundry facilities, a fitness center, courtyard, social room, and secured bike storage area.


Thanks in part to funding from the City and County of Denver through the New Building Electrification Pilot Program, a part of the Energize Denver Electrification Program, the Krisana Apartments are 100% electric-powered.


The project’s massive wood framing scope was self-performed by Pinkard Frameworks, a recently established in-house division that offers detailed project assessments and on-site supervision to prevent conflicts and cascading issues that stop construction progress for redesigns.


“Krisana was a huge success and proof of concept for Pinkard Frameworks,” says Framing Manager Dan Harris. “Thanks to our team’s proactive corrections in both the preconstruction and construction phases, based around hands-on collaboration with all overlapping trades, we were able to complete 120,000 square feet of framing in just three and a half months.”


Challenges included working on a tight site with zero-lot lines on two sides, adapting to evolving design changes, and working with Xcel Energy to overcome substantial transformer shortcomings to meet the all-electric building’s needs.


“The Pinkard team has done an amazing job overcoming some extraordinary obstacles to keep this challenging project in-budget and on schedule,” says Construction Manager Joe Revielle. “Superintendent Matt Gabriel masterfully managed relationships with subcontractors and stakeholders. Everyone went above and beyond to deliver a first-rate building that exceeded client expectations.”
