S'PARK_west is Element Properties' 45-unit permanently affordable multifamily flats and townhomes project in Boulder.


S'PARK_west is comprised primarily of two-story townhouse units with flats at the corners. The wood-framed development features brick, stucco, metal, and cedar siding with permeable pavers for water quality control, ample bicycle storage, and radiant heat panels in the bathrooms. Climate control is achieved with packaged terminal air conditioning (PTAC) units. S'PARK_west will have an EPDM-sealed flat roof.


All units have been brought close to the streets with raised and protected individual porches to facilitate activation of the neighborhood street, white maintaining a semi-private realm for residents.


Funding for S'PARK_west includes soft debt from the City of Boulder, 4% federal LIHTCs, Colorado state LIHTCs, and CDBG-DR funds. In addition, proceeds from the sale of tax-exempt bonds allocated by CHFA and a deferred developer fee will be used to finance the project.


S'PARK_west is dedicated to the family housing area of the SPARK development, an 11-acre mixed-use, mixed-income area within Boulder Junction, which is a transit-oriented redevelopment project covering 160 acres surrounding Pearl Parkway just east of 30th Street.


A neighborhood pocket park, vibrant shopping and dining, and the woonerf or "living street," are just blocks away from S'PARK_west.


This emerging neighborhood will also have many amenities for future residents, including excellent bicycle access and bus rapid transit service (BRT) to and from Denver and the rest of the US-36 corridor accessed from RTD's recently completed bus station located just south of this property.


In the future, the property will be within a blocks distance of RTD's proposed Northwest light rail stop.


In addition to the great transit connectivity, SPARK will be Boulder's first eco-district with a high LEED-ND certification that has been designed as resilient housing for the flood impacted residents that the project has been planned to serve.
