The Spoke on Coffman Apartments

The Coffman Street affordable housing project is a remarkable initiative that aims to provide affordable housing options to the residents of Longmont. It is a mixed-use building that includes parking facilities for Boulder County employees and commercial/office space. Situated at 518 Coffman St, the project comprises a total of 73 units of permanently affordable housing, approximately 10,000 sq. ft. of office space, and a parking garage.

The project is located on a Boulder County-owned lot that was previously used as a surface parking lot for Boulder County employees working at the newly completed St. Vrain Community Hub. Despite being situated in a prominent location, the site is faced with several challenges, including limited laydown space and high foot traffic. To ensure the safety of passers-by and minimize traffic disruptions, Pinkard's team has taken extra precautions and maintained good relationships with the neighbors.

Due to separate funding sources, Pinkard worked closely with BCHA to split scopes and billing, thereby streamlining BCHA's project management processes. The project serves as a beacon of hope for those seeking affordable housing options in Longmont, and it is a testament to the tireless efforts of all those involved in making it a reality.
