LAKEWOOD, COLO. — Pinkard Construction Company has completed the external structure for the third and final wing of the Highlands Ranch Town Center, marking the midway point of construction on the senior housing facility.
Once finished, the age-restricted affordable housing project, located on two acres at the corner of Ridgeline Boulevard and Dorchester Street in Highlands Ranch, will create 110 new living units for residents 55 and over.
Built in partnership with Shea Properties and Hord Coplan Macht (HCM) Architects, the 130,000 square-foot project is estimated to cost $23.3 million, using Low Income Housing Tax Credits from the Colorado Housing Finance Authority.
After breaking ground last summer, construction is expected to conclude on time, despite the challenges presented by the ongoing Covid-19 pandemic.
“We have implemented safe work practices to avoid workers and employees getting sick or requiring quarantine, and have thus far avoided major disruptions,” said Senior Project Superintendent Dave Hanzlick. “We had also procured most of the material earlier to avoid delays from shipping or factories shutting down.”
As an additional response to Covid, Shea Properties has added a fresh air circulation system to the original plan to improve ventilation and air quality. To protect residents from the elements when entering or leaving, Shea has also added a steel breezeway to the blueprint that will connect the building to the existing parking garage. Both additions will be included without extending the planned opening of August 2021.
To date, Pinkard has completed over 100 senior living and multi-family housing projects, including ground-up builds and renovations. HCM and Pinkard’s history of working together includes the $95 million Frasier Retirement Community in Boulder.
