The Irving at Mile High Vista is a new, all-electric apartment building in West Denver. The Irving features affordable lease rates for studios, 1- 2- and 3-bedroom homes. Projected to open in late 2025, apartments at The Irving are reserved for households earning 20%-80% of the area median income (AMI). The site is close to parks, schools, shops, the Rodolfo “Corky” Gonzales Branch Library and other community services. The developer, Urban Land Conservancy, guarantees affordability for The Irving for at least 99 years through its community land trust. Is this building related to the luxury apartments being built across the street? No. I am interested in living at this future apartment complex, how do I join an interest list? Can I go onto the construction site to see it up close? For your safety and the safety of others, unless you’re escorted by a Pinkard Construction employee, you may not enter the site at any time. Who is building it? The property owner and developer is Urban Land Conservancy, a nonprofit real estate company providing affordable housing and affordable nonprofit spaces in the Denver metro area for 20 years. The builder is Pinkard Construction, a Colorado general contractor specializing in ground-up, renovation, construction management and design-build projects. Will this affect library parking? The number of the library’s parking spaces on its property will remain the same. Other adjacent parking spaces that were privately owned will no longer be available to patrons as library overflow parking. Are there job opportunities with this construction site? Yes. The City and County of Denver’s allowed construction hours are between 7 a.m. and 9 p.m. on weekdays, and 8 a.m. to 5 p.m. on weekends. Residents and library patrons can expect construction activity and associated noise during those times. Will this affect bike parking? Library bike parking will remain the same. Please use only designated bike parking spaces, as bikes obstructing construction or locked to construction fencing may be removed. Thank you for your interest in The Irving at Mile High Vista. Cold Construction This week, we will form the second-level slab in the north and finish grading soil in the south. Later this week, expect trucks to arrive with heaters and tenting material to prepare the site for cold weather work. Please exercise caution while navigating around these deliveries, as the roads may be slick. No concrete pours are scheduled this week, but expect partial blockage of the eastern private drive on February 3rd and 4th when we pour the northern half of the second level. Be prepared to follow our crew's directions during this time, as there will only be one traffic lane around the pump. New Year, New Building Welcome to 2025! As we head into the new year, we will be taking our building vertical. This week, we will pour the concrete beneath the lobby space and prep the remaining building footprint to finish the parking garage slab. Please be patient with our crews as they guide you safely past the concrete trucks lining the eastern private drive during these pours. In the next few days, expect to see supports peeking over the site fence in preparation for the second-level slab. We are excited to grow this year and appreciate your understanding. Dirt in the Drive As we start covering the foundations, numerous trucks will unload soil outside our site fence in the eastern private drive. This dirt will be moved onto the site throughout the week to begin preparation work for our first concrete slab on the west. Please pay attention to the workers who will guide you safely past the heavy equipment and material. Continuing Column Construction The remaining columns for the structure are peeking over the fence this week. Work is focused on the southern half of the site as reinforcement and concrete are placed. Please use caution when passing the unloading trucks in the eastern private drive. As usual, the crane is constantly moving material and heavy loads overhead. Do not be alarmed by the loud whistles during these times; this is simply a safety measure for our crew. Filling Up There is constant movement on site as we import soil to cover the foundations on the west and continue building footings in the south. Core walls are going vertical for the stairs and elevator. Concrete trucks will be positioned along the eastern site fence but will not impede traffic through the private drive. Underground utilities are being installed through the center of the site. There will be multiple trips between the material dirt lot to the west of Irving and the site. Please follow the instructions of the flaggers, as they will guide you safely around the loads. Thanksgiving Week For the first half of the week, we will be forming and pouring the footings along the eastern edge of the site. A small concrete pump truck will be parked along the fence in the eastern private drive. Please pay attention to the flaggers who will safely guide you around the equipment. Due to the holiday, the site will be closed on Thursday and Friday. We wish everyone a happy Thanksgiving! Starting the Southern Substructure The electric line has been relocated, and we can resume foundation work. Beginning to the east and moving south, crews are working on digging and placing concrete foundations. We will have large trucks importing dirt and long flatbeds carrying foundation materials. Please exercise caution and patience as these trucks navigate to their designated delivery space. As the crane unloads the deliveries, you may hear loud whistles from the site. Do not be alarmed; this is a safety precaution to alert workers of overhead loads. Foundations and Relocation This week, we will complete the foundations and columns in the northern half of the site. Workers will start digging in the southern portion to prepare the foundations and complete the building footprint. On Wednesday, November 6th, Xcel will be relocating a power line from within our site to the private drive to the east. As a result, the power in the Del Norte building will be turned off from 8 AM to 4 PM on that day to ensure worker safety. We appreciate your patience and understanding as Xcel completes this work. Constructing Columns This week, we will be going vertical. Concrete columns are currently being formed and poured in the northwest corner of the site. As a result, there will be concrete trucks maneuvering into the site entrance, which may cause temporary pauses in traffic. Once again, there will be large loads suspended from the crane, leading to loud warning whistles. Please do not be alarmed, as this is solely a safety precaution for our construction crews. Footing Phase The newly erected crane is transporting material for our concrete footings. Please be assured that no loads will be suspended above the public. While the crane moves material overhead, do not be alarmed by the loud whistles inside the site, as this is a safety precaution for the workers below. As we establish a delivery routine, expect multiple large trucks maneuvering around the site throughout the day. Please respect the directions given by the workers as they are ensuring your safety. We appreciate your understanding and patience. The Crane is Coming We will be installing our tower crane this Friday and Saturday. For your safety, we have a couple of parking spots blocked off in the surrounding area. Please follow the signs and do not park here for these two days, as the trucks need these spaces to turn. Periodically, we may block the private drives while we unload equipment from trucks and help them maneuver this tight space. We appreciate your patience as we install this massive piece of equipment. Increased Activity Foundations have begun. We will also be finishing utility work in both surrounding private drives, so expect increased movement along the edges of our site. Our crane installation will be at the end of next week (9/27-9/28). For your safety, we will be closing the northernmost spots of the library parking lot. To replace the cordoned-off spots, please use the (5) marked Pinkard spots to the south on 9/27 and 9/28. Pinkard Selected to Renovate Historic Machebeuf Hall at Loretto Heights Campus 2025-01-17 Share Share Denver nonprofit group Commún has selected Pinkard Construction to renovate the 39,000 square foot Machebeuf Hall on the Loretto Heights campus. The announcement came as part of a press conference celebrating the award of a $20 million grant from the Environmental Protection Agency, which included remarks from community members and the likes of Denver Mayor Mike Johnston, Denver Councilman Kevin Flynn, and Colorado Senators John Hickenlooper and Michael Bennet. “ We came together because we knew we could do this and find a new path where we could all thrive,” said Comm ú n co-founder Margaret Bugger in her remarks . “A large part of this is a sense of belonging, and we hope you feel that you belong when you come here. May this community center be a place where we come to share our challenges, where we bring our strengths, and where we celebrate joy.” From Left to Right: Danielle Short, Interpreter; Senator Michael Bennett; Martha Lopez, Commún Co-founder; Council Member Kevin Flynn; Denver Mayor Michael Johnston; KC Becker, EPA Region 8 Administrator; Senator John Hickenlooper; Aleshay Garcia, Climate Organizer at Commún; Margaret Brugger, Commún Co-Founder; Andrea Savage, Commún Co-Founder Slated to become Loretto Heights Community Center , the 75-year-old, two-story Machebeuf Hall renovation project will include a major retrofit of the existing mechanical system, a commercial kitchen renovation, development of a new dining hall and food bank, a coffee shop, classrooms and activity rooms for things like ESL and yoga classes, a small business incubator, a community garden, and office buildouts for various social services and community groups. Community and social services programming is expected to include childcare, a grocery store, and mental health services. “Our entire team has been captivated by this project,” said Pinkard president, Tony Burke. “The builders in us are excited for the technical challenges ahead. The historians in us are excited to honor a beautiful piece of Colorado history by giving new life to Machebeuf Hall. And as members of this community, we are thrilled to be a part of creating this important, special space that means so much to so many.” Interior renovations on this former cafeteria and student union building are the primary scope of work and will also include an extensive program to protect existing architectural features that include stained glass, a statue of the Virgin Mary, intricate woodwork and metalwork detailing, terrazzo tile, and vintage all-natural linoleum flooring. Pinkard was selected following a four-phased CM/GC procurement process that included a complete, transparent 30% construction document estimate. A phased construction start is anticipated for March 2025 and will include owner-contracted abatement, an intensive discovery phase, and interior demolition. The anticipated construction budget is $27.6 million. Pinkard will collaborate with owners' representative Collective Potential and Anderson Mason Dale Architects to finalize construction documents. This project is being designed with a large focus on sustainability, community input, and a goal of Zero Carbon Certification . The facility is also designed to operate as a disaster refuge, capable of feeding and housing people while keeping the lights on in the event of a power grid failure and maintaining indoor air quality in the event of wildfire smoke. In addition to the newly awarded funding from the Environmental Protection Agency, funding for the project partially comes from grants from Denver’s Office of Economic Development & Opportunity and The Gates Family Foundation. Founded in South Denver in 1891 by the Sisters of Loretto, Loretto Heights College began as Loretto Heights Academy, a Catholic elementary and secondary school for girls. The campus later evolved into a teaching college for women, then a four-year women’s college, and eventually a full, multi-program and multi-gender university. The 72-acre Loretto Heights school campus closed in 2017 after 126 years in operation. The site is home to a series of beautiful brick structures, some marked on the National Historic Register, as well as a cemetery for the original Sisters of Loretto. These existing amenities have all been incorporated for enhancement within the new development plan, which includes the current Machebeuf Hall project. This closure is expected to last approximately 10 weeks. All public traffic connecting between Emma Street and 120th Street / Flagg Drive is being detoured down Canterbury Drive. We ask that you please use slower speeds and extra caution when traveling on Canterbury as crews are still working in the area. Private residential access on 120th will remain open during this closure. Anticipated Closure on 120th Street We are anticipating a full closure of 120th Street from the north side of Flagg Drive to just north of Emma Street starting 9/9. This closure is expected to last 10 weeks. During this time, traffic connecting between Emma Street and 120th Street / Flagg Drive will be detoured down Canterbury Drive after it reopens on 9/6. Pinkard Breaks Ground on Phase III of The Edge 2024-12-19 Share Share Last week, on a sunny December morning, developers, residents and members of the community broke ground on the capstone phase of The Edge affordable apartments community in Loveland. Held on site, the ceremony included remarks from project and funding partners, as well as Loveland Mayor Pro-Tem Jon Mallo. The Edge Phase III is the third and final chapter in the Edge Apartments story, once again uniting the owner-architect-contractor partnership of Loveland Housing Authority (LHA), OZ Architecture and Pinkard Construction. Expected to be completed in early 2026, the 52,170 square foot expansion will add three new 3-story buildings containing 66 new units, complementing the 139 apartments constructed in the previous two phases and bringing the total development to 205 units. Featuring a mix of studio, one-bedroom, and two-bedroom apartments, the new units will serve households with incomes from 30% to 60% of the area median income. “There are a lot of special things about this campus, from creating permanent supportive housing for formerly homeless veterans in Phase I, to adding studio units to Phase II that allowed us to house young adults coming out of foster care,” said Jeff Feneis, Executive Directors of the Loveland Housing Authority. “We're really excited to get the team back together, with Pinkard Construction and OZ Architecture, and to complete construction of The Edge campus with these last 66 units.” Pinkard President Tony Burke echoed those sentiments: “More than a decade after we started planning on Phase I, we are delighted to once again return to The Edge and finish what we started with two of our strongest longtime partners: Loveland Housing Authority and OZ Architecture.” Completed in 2016, Phase I of The Edge consisted of an 82,000-sf ground-up facility with 70-units of affordable housing for working families and survivors of the 2012 High Park Fire and September 2013 floods, plus permanent supportive housing for homeless veterans. Completed in 2021, the 80,000-sf Phase II added another 69 affordable units for working families. The campus also contains a clubhouse, urban gardens, tot lot, walking trails, and open space, with immediate access to the neighboring business park, retail, and professional services. All three phases are designed and constructed to meet Enterprise Green Communities Criteria. Project financing includes Low Income Housing Tax Credits and municipal and private funding from sources that include Wells Fargo, Colorado Housing and Finance Authority (CHFA), Colorado Division of Housing (CDOH), and Loveland Housing Development Corporation (LHDC). As the demand for new affordable housing in Loveland continues to grow, LHA is excited to add these 66 new units to our community’s affordable housing inventory when Phase III is completed. Pinkard Appoints Thomas Alford as Chief Operating Officer 2024-11-26 Share Share Pinkard Construction is excited to announce the appointment of Thomas Alford to the position of Chief Operating Officer. Alford joined the organization in October and is transitioning into the role as current COO, Blake Chambliss, prepares to retire in spring 2025. Alford comes to Pinkard with over 30 years of experience in the construction industry. His breadth of experience includes delivering dozens of large, complex and unique projects ranging from life science, higher education, laboratory and healthcare to high-rise office, multi-family and hospitality. Past clients include corporations, nonprofits and various levels of government across the United States. Said Pinkard President, Tony Burke, “We are thrilled to have Tom on board. His experience in diverse vertical markets, work acquisition and, of course, operations make him an ideal fit for Pinkard.” Alford’s appointment comes after a month's long search. Says Burke, “Tom is aligned with Pinkard’s mission to bring exceptional service to our clients, and he’s committed to Pinkard’s team-based culture. His experience will help us take the next step in our evolution.” For his part, Alford is excited to utilize his talents for growth and development at Pinkard. “Sure, growth in the sense of revenue is great,” said Alford, “but I am really invested in the growth of the people around me and creating opportunities for them. Pinkard’s employee-owned structure gives our people tremendous possibilities to chart their own destiny.” Pinkard’s focus on top-quality self-performance work was also a draw for Alford. “We are in an industry constrained by labor, so having the ability to control large scopes of work and guarantee clients that manpower is important,” said Alford, “It’s also a great vehicle to recruit from. Pinkard Finishes Krisana Affordable Apartments 2024-10-28 Share Share Pinkard Construction is celebrating the completion of the Krisana Apartments complex in Denver. Developed in partnership with Kentro Group, Lexton McDermott, and Lewis Himes Associates, and located on former site of the Colorado Department of Transportation (CDOT) headquarters in southeast Denver, the four-story, 162,000 square foot, $30 million complex features 151 units of deed-restricted, affordable housing. Consisting of 21 studio, 71 one-bedroom, and 59 two-bedroom apartments, the apartments will be available to residents who earn up to 60% of the Area Median Income (AMI), with an upper limit of $49,260 in annual gross income for a single-person household or up to $70,320 for a four-person household. Amenities include Energy Star-rated appliances, central air conditioning, laundry facilities, a fitness center, courtyard, social room, and secured bike storage area. Thanks in part to funding from the City and County of Denver through the New Building Electrification Pilot Program, a part of the Energize Denver Electrification Program, the Krisana Apartments are 100% electric-powered. The project’s massive wood framing scope was self-performed by Pinkard Frameworks, a recently established in-house division that offers detailed project assessments and on-site supervision to prevent conflicts and cascading issues that stop construction progress for redesigns. “Krisana was a huge success and proof of concept for Pinkard Frameworks,” says Framing Manager Dan Harris. “Thanks to our team’s proactive corrections in both the preconstruction and construction phases, based around hands-on collaboration with all overlapping trades, we were able to complete 120,000 square feet of framing in just three and a half months.” Challenges included working on a tight site with zero-lot lines on two sides, adapting to evolving design changes, and working with Xcel Energy to overcome substantial transformer shortcomings to meet the all-electric building’s needs. “The Pinkard team has done an amazing job overcoming some extraordinary obstacles to keep this challenging project in-budget and on schedule,” says Construction Manager Joe Revielle. “Superintendent Matt Gabriel masterfully managed relationships with subcontractors and stakeholders. Pinkard Completes Rehabilitation of Village on Main 2024-10-21 Share Share Pinkard Construction has completed work the $8 million rehabilitation of Village on Main Apartments, formerly known as Village Place Apartments, located on Main Street in downtown Longmont. Partnering with the Longmont Housing Authority (owner/developer), Rosemann & Associates (architect), and Artaic Group (owner’s representative), Pinkard participated in design charettes with residents and the owner/design team to ensure resident programming needs were met. Pinkard’s preconstruction efforts included providing tax credit funding assistance, design-assist solar electrical input, and ultimately incorporating all owner wish list items into the existing budget. Scope of work on the 68,000 square foot, 10-month project included top-to-bottom unit upgrades, common area and exterior improvements, the replacement of boilers, through-wall air conditioners, and electrical meters, plus demolishing an abandoned solar hot water system to allow for a new 165kw roof-mounted ballasted solar photovoltaic system. Pinkard also replaced finishes, plumbing fixtures and lighting, roof membranes, and upgraded several units to meet current UFAS Accessibility standards. The project also met EGC sustainability standards for creating a healthier environment for residents and includes updated fixtures to reduce energy and water usage. To minimize disruptions to the residents during this occupied renovation of all 72 units, the work was conducted on a “rolling occupancy” basis, with 13 units updated at a time, requiring the coordination of temporary resident relocations. Some intriguing challenges included minimizing water shutoff durations during new boiler installation and working with the owner/design team to find the most effective solutions for minimizing electrical outages associated with electrical system upgrades. Renovations Get Underway at Broomfield's Bay Aquatic Park 2024-10-11 Share Share As the summer pool season comes to a close, construction is now underway at Broomfield’s Bay Aquatic Park. The $10 million “Phase IV” renovation project for the City and County of Broomfield includes the removal and replacement of the primary leisure pool, family slide, body slides, and slide plunge pool, along with the addition of deck space, shade structures, and a new mechanical building. Pinkard was the original general contractor for Bay Aquatic Park when it was first built in 1991, making it one of the first community water parks in the Denver metro area. After 30 years of use, the facility was in need of renovation due to age, condition, and updated health and building codes. In 2022, BHA Design, Inc. and their team, including aquatics architect Counsilman-Hunsaker, were selected to design the project. After funding was secured, Pinkard was awarded the project this past February. The original Bay Aquatic Park upon completion in 1991. Just weeks after closing for the Bay for the season, Pinkard Construction has already completed demolition and is currently in the excavation and site grading phase of the project. Working under an aggressive winter construction schedule, the goal is to reopen Bay Aquatic Park by early July, to ensure a partial summer 2025 season . When the project’s site constraints necessitated that construction vehicles be routed through the residential neighborhood located to the southeast, Pinkard and Broomfield officials devised an outreach plan that proactively engaged the affected residents. In addition to instituting strict hours and speed limits for construction vehicles in the neighborhood, enforced by ample signage and monitoring, City and Pinkard representatives are holding regular “Info Table + Free Coffee” events in neighboring Highland Park where residents can ask questions about the project and air concerns. “We want to be good neighbors,” says Broomfield CIP Manager Brian Graham. “While residents are understandably not thrilled with the construction traffic, many have expressed appreciation for us taking the time to listen to their concerns and for our efforts to mitigate construction impacts.
