Pinkard relies on its vast subcontractor pool to obtain the most accurate and competitive pricing possible. They engage with multiple trade partners early, who provide critical input on materials and options for flexibility in cost control. Another challenge is pricing multiple design iterations for months before locking down final costs. The project team interprets materials markets and provides accurate future cost estimates. Their close relationships with major suppliers allow them to stay updated on pricing trends, which benefits the client's budget. Additionally, new material delays are showing up almost daily, but the team constantly monitors these situations and can suggest more readily available alternatives. Pinkard's Pool specialists have a Pool Facility Checklist for a well-designed pool. The checklist covers considerations like circulation, filtration, decking, finishes, HVAC, and safety. Pinkard's recent Margaret Carpenter Recreation Center Renovation includes a new six-lane lap pool with an adjacent aqua-exercise pool, a wave pool with a lazy river and bubble pit, an activity pool with zero-depth entry, a play structure, geysers and sprays, a water slide, and a 20-person therapeutic hydro-jet spa. The facility remained open to the public throughout construction, and Pinkard used safety and operational protocols to ensure guest and staff safety while minimizing impacts on daily operations. Additionally, Pinkard always keeps the local community informed and excited about their projects. At Moorhead Recreation Center for the City of Aurora, the team held hard hat tours of the job site to keep the excitement high and helped organize a "job fair" for local children to see the finished product and to allow our team to discuss our experience building the project. - Pinkard Commences Village on Main Affordable Senior Apartments Rehabilitation
Pinkard Construction has commenced the $8 million rehabilitation of Village on Main Apartments in Longmont. Formerly known as Village Place Apartments, this project will be an occupied renovation of all 72 units. Pinkard Commences Village on Main Affordable Senior Apartments Rehabilitation 2024-04-19 Share Share Pinkard Construction, a recognized leader in Colorado affordable housing renovations, has commenced the $8 million rehabilitation of Village on Main Apartments in Longmont. Formerly known as Village Place Apartments, this project will be the renovation of all 72 units. It will conducted on a “rolling occupancy” basis to optimize the construction schedule with minimal disruptions to the residents. Challenges include vacating and renovating 13 units at a time while coordinating resident relocations. Pinkard anticipates a five-week renovation window for each 13-unit segment. Other challenges include minimizing water shutoff durations during new boiler installation and working with the owner/design team to find the most effective solutions for minimizing electrical outages associated with electrical system upgrades. During preconstruction Pinkard provided tax credit funding assistance, design-assist solar electrical input, and ultimately incorporated all owner wish list items into the existing budget. Pinkard also participated in design charettes with residents and the owner/design team to ensure resident programming needs were met. The Longmont Housing Authority is the owner/developer. Rosemann & Associates is the architect. To minimize the risk of unforeseen conditions, Pinkard and key subcontractors conducted a thorough exploratory demolition prior to construction. Pinkard President Tony Burke, “We are delighted to be teaming with Longmont Housing Authority to upgrade this beautiful old building and to help improve the lives of its residents. This is our first project with Longmont Housing Authority in many years, and we are excited to renew this important relationship.” Scope of work on this 68,000 square foot project includes top-to-bottom unit upgrades, common area and exterior improvements, the replacement of boilers, through-wall air conditioners, and electrical meters, plus demolishing an abandoned solar hot water system to allow for a new 165kw roof-mounted ballasted solar electrical system. Pinkard will also be replacing finishes, plumbing fixtures and lighting, roof membranes, and upgrading several units to meet current ADA standards. Pinkard is prioritizing economies of scale to help meet the hard, finance-driven, 10-month construction schedule. Construction completion is projected to be late September 2024. The Longmont Housing Authority (LHA) is a quasi-governmental agency authorized by Colorado Statute. The LHA has been in existence since 1975. The City of Longmont is the LHA service area. The LHA exists to provide housing and related services to low income and moderate-income families, elderly, and disabled households and to relieve the community of substandard housing. Located just two blocks from the Louisiana/Pearl light rail station in Denver’s desirable Platt Park neighborhood, the 34,619-square-foot multifamily residential property offers 42-units with a focus on small unit sizes with lower monthly gross rents. Denver-based investment and development firm Confluent Development, in partnership with Narrate Companies , is the project owner. Throughout construction, Pinkard worked closely with OZ Architecture . Pinkard has worked to identify areas of action to encourage women to join and have long, productive careers in the construction industry. Creating Real Paths to Success for Women in Construction 2024-03-08 Share Share It’s probably not a secret that the construction industry has not always been the most welcoming place for women to be employed. Even today, women make up only 10% of the construction workforce. But with an estimated 45,000 new workers needed in the construction industry by 2027 just in Colorado, changing that landscape is not only the right thing to do, it’s imperative to our success. While change is not easy or straightforward, Pinkard has worked to identify areas of action to encourage women to join and have long, productive careers in the construction industry. These include working at the K-12 level to advocate for careers in construction, actively recruiting women into the industry, providing specific support, and mentoring once they are brought on board. Early Education Pinkard has invested in recruiting and outreach at the K-12 level. “We are talking with schools and attending career fairs to let kids know that there are great jobs available in the construction industry,” said HR specialist, Tanya Navarro. “There are multiple paths to success. College is a great option, and so are the trades. In the trades, students can learn on the job while they’re making a living and not have to go into debt to learn skills that lead to a job that pays well.” Assistant project manager Krystyl Alexander agrees that positive career influences on young women can greatly boost the prospects of increasing the construction labor pool and giving women golden opportunities to flourish in a wide-open career market. “Construction seems to offer more job security and better pay than many conventional women-centric careers. My number one priority was “can I get a job after graduation? A lot of my friends in other majors have struggled to find work and are in the realm of ‘educated but unemployed.’” Actively Recruiting Women Pinkard strategically targets events and organizations that cater to women in the industry. “Although we strive for a diverse workforce that represents both our community’s demographic and our clients’, we always hire the strongest talent for the job. We intentionally remain agnostic to the demographic of the candidate when making a hiring decision. With greater applicant flow from women, we are, however, finding more often the best person for the job is a woman. Not because she is a woman, but because of the technical skills, soft skills, experience and potential that she has earned,” says Navarro. Pinkard has also worked to train hiring managers to recognize bias and eliminated automated differentiation of resumes to include more people who have taken non-traditional career paths. “Not everyone comes to construction in the same way, but talent is talent and we want to hire that talent regardless of how those skills were acquired,” says construction manager Joe Revielle. “We have people who switched careers midstream and people who worked their way up through the trades as well as people who came to us straight out of construction management programs. They all have the ability to do great work and bring huge value to our clients.” Pinkard intern Kristy Swisher is a great example of someone with a non-traditional path into the industry. After starting a family and running her own business outside of the construction industry, COVID-19 threatened her livelihood. Considering a career change, Kristy took advantage of some available college grant money and enrolled in MSU Denver’s construction management program. She is currently in her first construction internship and has just over a year to go before graduation. Kristy is working on Pinkard’s South Metro Fire Rescue project and loves her project teammates. “When I first walked into the job trailer, I thought ‘Oh wow! Fish out of water! I’m the only woman here.’ But I quickly realized that no one was treating me that way. That ‘elephant in the room’ was strictly in my head.’ Once I got over that initial insecurity it has been great!” Support and Mentorship for Women Pinkard has also prioritized the support and mentorship for women coming into the industry. “We recognized a need for a group to specifically target some of the shortcomings in our industry. So we took AGC’s lead and created an internal Culture of CARE committee at Pinkard. One of the pillars of that group is to ensure that our teammates have support and mentorship as they move forward with us,” says Pinkard president Tony Burke. Pinkard Tops Out Luxury Highrise in Denver's Golden Triangle 2024-02-20 Share Share Pinkard Construction, a leading commercial builder in Colorado, has reached a significant milestone in its construction of akin Golden Triangle , a 12-story multifamily project in Denver's Golden Triangle neighborhood. On Tuesday, the company announced the topping out of the building, signifying the completion of the project's structural phase. The topping-out ceremony was attended by representatives from Pinkard Construction, Revesco Properties/Alpine Investments (RPAI), and OZ Architecture, who collaborated on the project. The project’s construction lender is MidWestOne Bank ( www.midwestone.bank ). The luxury boutique building, which will feature 98 multifamily units and amenities, is one of four upcoming RPAI projects that will be unified under the “akin” brand. The brand seeks to attract a chic, urban-minded tenant while enhancing each local neighborhood by providing refined architecture and a timeless living experience. The project began construction in February 2023 with occupancy expected in Q4 of 2024. "We are thrilled to have reached this significant milestone in the construction of this project," said Tony Burke, President of Pinkard Construction. The goal of electrification is that one day, all buildings will be powered with mostly zero-carbon electricity provided by wind, solar, and other cleaner electric generation options. Energize Denver, the City and County’s regulations for electrification applies to natural gas equipment being replaced at the end of its useful life. Denver’s building department will enforce this through the permitting process at the time of replacement and will apply to most multifamily buildings. Adopting highly efficient building designs and systems such as electrical heat pumps can reduce electric operations cost, but it can typically come with increased construction/start-up costs. Without proper operation and maintenance of electrical systems, efficiency is reduced, leading to increased operational costs. For existing multi-family developments, electrification retrofits often require costly electrical capacity increases in primary service and secondary raceways – so it’s important to consider a development’s future electrical requirements and capacity. Porcelain Brick Quality Challenges 2022-03-14 Share Share On the Moorhead Recreation Center project, one of our biggest quality challenges was constructing the intricate, custom foliage patterning with the exterior porcelain brick. The brick is beautiful, but it tends to be very fragile. BRS's design came with an exact template showing where every brick should go. The challenge was to get the patterning exactly correct and not damage it. Ensuring Quality Brick Installation. To get the brick just right, JVS Masonry created half-scale mock-ups of a brick wall section, colored and numbered each brick location, then constructed the mock-ups under the watchful eyes of Pinkard, the City, and BRS. Once everyone agreed that the correct construction and quality approaches were understood and mastered, crews went to work on the real thing. In preparation for construction, JVS once again plotted the location and color of each brick. During construction, five different individuals took turns inspecting the installation every two hours. This result was near perfection. Everything line-up perfectly. Project Architect Jesse Sherr: “I think those guys did a great job with the porcelain brick. That material is probably one of the most challenging tasks and some of the best installed on that whole project.” As construction progressed under a very tight schedule, the team continued to face one demanding quality challenge after another. Construction Manager Blake Chambliss: “Pinkard had a tremendous number of quality/fit and finish responsibilities. We were working on a fast-paced schedule and at every turn, we encountered challenging details.
