The announcement came as part of a press conference celebrating the award of a $20 million grant from the Environmental Protection Agency, which included remarks from community members and the likes of Denver Mayor Mike Johnston, Denver Councilman Kevin Flynn, and Colorado Senators John Hickenlooper and Michael Bennet. “ We came together because we knew we could do this and find a new path where we could all thrive,” said Comm ú n co-founder Margaret Bugger in her remarks . “A large part of this is a sense of belonging, and we hope you feel that you belong when you come here. Community and social services programming is expected to include childcare, a grocery store, and mental health services. “Our entire team has been captivated by this project,” said Pinkard president, Tony Burke. “The builders in us are excited for the technical challenges ahead. The historians in us are excited to honor a beautiful piece of Colorado history by giving new life to Machebeuf Hall. And as members of this community, we are thrilled to be a part of creating this important, special space that means so much to so many.” Interior renovations on this former cafeteria and student union building are the primary scope of work and will also include an extensive program to protect existing architectural features that include stained glass, a statue of the Virgin Mary, intricate woodwork and metalwork detailing, terrazzo tile, and vintage all-natural linoleum flooring. Pinkard was selected following a four-phased CM/GC procurement process that included a complete, transparent 30% construction document estimate. A phased construction start is anticipated for March 2025 and will include owner-contracted abatement, an intensive discovery phase, and interior demolition. The anticipated construction budget is $27.6 million. Pinkard will collaborate with owners' representative Collective Potential and Anderson Mason Dale Architects to finalize construction documents. This project is being designed with a large focus on sustainability, community input, and a goal of Zero Carbon Certification . The facility is also designed to operate as a disaster refuge, capable of feeding and housing people while keeping the lights on in the event of a power grid failure and maintaining indoor air quality in the event of wildfire smoke. In addition to the newly awarded funding from the Environmental Protection Agency, funding for the project partially comes from grants from Denver’s Office of Economic Development & Opportunity and The Gates Family Foundation. Founded in South Denver in 1891 by the Sisters of Loretto, Loretto Heights College began as Loretto Heights Academy, a Catholic elementary and secondary school for girls. The campus later evolved into a teaching college for women, then a four-year women’s college, and eventually a full, multi-program and multi-gender university. The 72-acre Loretto Heights school campus closed in 2017 after 126 years in operation. The site is home to a series of beautiful brick structures, some marked on the National Historic Register, as well as a cemetery for the original Sisters of Loretto. These existing amenities have all been incorporated for enhancement within the new development plan, which includes the current Machebeuf Hall project. In this division, professionals with in-depth framing knowledge work closely with the design team and key suppliers to ensure framing designs meet architectural and structural intent, constructability, and seamless integration with other trades. Pinkard Frameworks has dedicated framing professionals who can lead subcontractors and interface with the project superintendent to catch minor issues before they become significant problems. Q: Wood framing is said to be one of the riskiest scopes in commercial construction. What makes it so risky? Tony Burke: Wood framing is a unique process that requires a lot of attention and expertise. If not managed properly, it can cause problems that cascade into other trades, leading to quality issues and schedule delays. This is what makes our new framing division so important; our clients, developer partners, design professionals and fellow general contractors can benefit from partnering with such a dedicated and specialized team. Dan Harris: Another potential issue is that very few wood framing subcontractors can be bonded. This is proof that the process is risky and requires someone to take ownership. That is why I am so happy to be a part of this new division, Pinkard Frameworks. Q: What is the solution to these problems? Tony Burke: The solution is to take ownership of the wood framing process. This means involving a general contractor with in-depth framing knowledge and their key suppliers, especially truss fabricators, with the design team. This collaboration results in framing designs that meet architectural and structural intent, ensure constructability, and seamless integration with other trades. Dan Harris: A critical aspect of this is cultivating relationships with vendors and holding them to project specifications. This approach ensures quality and saves owners money. Q: Can you give an example of how this approach has worked in the past? Tony Burke: Pinkard’s recent efforts on Krisana Affordable Housing created a framing design that saved the owner over $250,000. Dan Harris: Another example is Pinkard’s recent preconstruction efforts for Boulder County Housing Authority’s project, Willoughby Corner. The initial design was a unique, modern design that required complex engineering. We took the time to work with the design team to understand the factors driving the design decisions. We developed more economical solutions without sacrificing the overall look of the building. Q: What role does on-site supervision play in ensuring successful wood framing? Dan Harris: Experienced and attentive on-site supervision is crucial. A dedicated framing professional who leads the Framing Subcontractor and interfaces directly with the project superintendent can catch minor issues before they become major problems. This level of supervision ensures the project stays on track and all team members are held accountable for their work. Tony Burke: On-site framing supervisors must have the knowledge and authority to make quick decisions and adjustments, saving time and money.     Every building is adaptable, but not every adaptation is affordable. Put a lot of thought and care into selecting a trusted and responsible team to help you sort through all the details. Adaptive Reuse – A Contractor’s Perspective 2023-10-17 Share Share According to Wikipedia, adaptive reuse refers to the process of reusing an existing building for a purpose other than that for which it was originally built or designed. Adaptive reuse has been lauded for its ability to save historically significant structures, maintain historical neighborhood context, conserve natural resources, and minimize construction-related disruptions to neighborhoods. But from a purely practical perspective, it can possibly provide a much lower cost construction option. But before jumping into an adaptive re-use project, several factors must be seriously considered. Does your building’s structure lend itself to adaptive reuse? Can you take your office building that has systems at the end of their life cycle, and rather than just replacing the systems, does the structure allow a new layout for one-bedroom affordable apartments? At Denver Housing Authority’s Thomas A. Connole apartments, Pinkard stripped the building down to its concrete skeleton and built 10-story-tall exterior structural concrete walls to convert the 50-year-old building from studio apartments into one- and two-bedroom units. For the City and County of Denver’s Minoru Yasui Plaza project, the former Downtowner Motor Inn was converted into office space. There, Pinkard did comprehensive interior renovations that included installation of a state-of-the-art European hydronic heating system. Both adaptive reuse projects won national acclaim for their creativity and construction excellence. Denver’s Green Roof Initiative? If you’re putting on a new roof you may be required to include a green roof or a combination of green roof and solar energy collection – both pricey additions. The condition of the exterior skin must also be considered – replacement can complicate construction with time-consuming scaffolding systems and street closures. HVAC systems are typically the highest-cost systems. Compromises in the wrong way will have end users complaining to management on a weekly basis. Will zoning support your intended purpose? Can you go from office space to mixed-use retail/residential and meet parking requirements? What is the required cars-per-thousand-square-feet ratio to support retail and/or residential use? Chances are your office building may not meet that. Regardless of the quality of a building’s as-built drawings ( if you even have any? ) and the level of due diligence, you can be assured that you will run into unforeseen conditions that stall your schedule and take precious dollars out of your budget over and above the 10% contingency allowance most lenders require. Every contractor can provide a long litany of owner/architect/contractor unforeseen condition woes, with a corresponding array of schedule delays and cost increases. Fortunately, there are ways to greatly improve your chances of success. Dedicated collaboration and teamwork can avert potentially disastrous outcomes, and this of course speaks volumes about how you should select your team partners. Your contractor, architect and engineers should have considerable experience with complicated renovations and excellent team skills, and your contractor’s preconstruction team should have a great record of providing accurate estimates for these types of renovations. It’s always best to take a conservative approach when estimating a complex adaptive reuse. Sometimes owners begin with very tight budgets and a huge potential for unforeseen conditions. This makes for a very problematic preconstruction phase, with considerable budgetary headaches and possibly slashing scope. At that point your exciting dream project can become something of a nightmare. It’s also important to be sure that your team’s budgets include ample contingencies and allowances, and that the use of these tools is clearly spelled out. Early in the budgeting phase, Pinkard typically starts with a higher contingency load based upon our custom risk log for your project. For example, if there is asbestos, aluminum wiring, and the windows and HVAC need to be replaced, those factors pretty much dictate your costs. But we can start eliminating the unknowns through testing, exploration, and collaboration with major subcontractors and engineers. 3D laser scanning, ground penetrating radar to scan post-tensioned slabs, basic non-destructive investigations, etc. all combine to provide a better understanding of the many variables that may affect an owner's budget. Pinkard President Tony Burke observes that “Laser scanning is a recent technology our teams are using with great success. It is making a dramatic difference in our abilities to measure every inch of a building to create more constructable designs and more predictable construction plans. The data is uploaded into a building information technology platform. Designers use this data to create more exacting layouts with greatly reduced risk of clashes and layout busts. And the cost/benefit ratio of this technology is overwhelmingly favorable.” A better understanding of risk allows for a reduction in contingency. Pinkard shares this information with the entire team to fully inform the owner. In many cases, with this data, an owner/architect/contractor team should have enough information to manage risk and allow a project to move forward. Every building is adaptable, but not every adaptation is affordable. Put a lot of thought and care into selecting a trusted and responsible team to help you sort through all the details. It is the shortest and best path to a wise decision. Pinkard Makes Sweeping Changes to Preconstruction Services Under New Leadership 2024-02-02 Share Share Pinkard, a leading construction company in Colorado, promoted Leighton Neff to Chief Preconstruction Manager in February 2023. In his first year at the helm, Neff has made sweeping changes to better serve Pinkard clients in providing accurate pricing and constructability assessments for all projects. These changes are built on Neff’s rich and varied experience with Pinkard. Hired from CSU’s Construction Management program in 2007, Neff began as a project engineer. He has since worked up to project superintendent and manager roles. Neff joined preconstruction in 2018 as a hybrid project/preconstruction manager. In 2020, Leighton joined the Pinkard preconstruction department full-time. Pinkard Tops Out 151-unit Affordable Housing Complex in East Denver 2024-02-26 Share Share Pinkard Construction, a leading multi-family general contractor in Colorado, celebrated the topping out of the Krisana Apartments in Denver in January. This marks a significant milestone in the construction of the affordable housing complex, which is being developed by Kentro Group, Lexton McDermott, Pinkard Construction, and Lewis Himes Associates. The Krisana Apartments project will feature 151 units of deed-restricted, affordable housing located on the former Colorado Department of Transportation (CDOT) headquarters site in southeast Denver. The complex will consist of 21 studio, 71 one-bedroom, and 59 two-bedroom apartments equipped with Energy Star-rated appliances, central air conditioning, laundry facilities, a fitness center, courtyard, social room, and secured bike storage area, among other amenities. The apartments will be available to residents who earn up to 60% of the Area Median Income (AMI), with an upper limit of $49,260 in annual gross income for a single-person household or up to $70,320 for a four-person household. Wood framing for the project was self-performed by Pinkard Frameworks, a recently established self-performance division that offers detailed project assessments and on-site supervision to prevent conflicts and cascading issues that stop construction progress for redesigns. Tony Burke, President of Pinkard Construction, noted that their framing design that prevented conflicts and cascading issues that typically halt construction progress for redesigns. Burke praised the project and the team for undertaking it. "We are proud to be a part of creating quality, affordable housing options for people in Denver and working to create stronger, more equitable communities," he said. The Krisana Apartments are expected to be completed in the fourth quarter of 2024. The project has received funding from the City and County of Denver through the New Building Electrification Pilot Program, a part of the Energize Denver Electrification Program. Denver-based investment and development firm Confluent Development, in partnership with Narrate Companies , is the project owner. Creating Real Paths to Success for Women in Construction 2024-03-08 Share Share It’s probably not a secret that the construction industry has not always been the most welcoming place for women to be employed. Even today, women make up only 10% of the construction workforce. But with an estimated 45,000 new workers needed in the construction industry by 2027 just in Colorado, changing that landscape is not only the right thing to do, it’s imperative to our success. While change is not easy or straightforward, Pinkard has worked to identify areas of action to encourage women to join and have long, productive careers in the construction industry. These include working at the K-12 level to advocate for careers in construction, actively recruiting women into the industry, providing specific support, and mentoring once they are brought on board.   Early Education Pinkard has invested in recruiting and outreach at the K-12 level. “We are talking with schools and attending career fairs to let kids know that there are great jobs available in the construction industry,” said HR specialist, Tanya Navarro. “There are multiple paths to success. College is a great option, and so are the trades. In the trades, students can learn on the job while they’re making a living and not have to go into debt to learn skills that lead to a job that pays well.” Assistant project manager Krystyl Alexander agrees that positive career influences on young women can greatly boost the prospects of increasing the construction labor pool and giving women golden opportunities to flourish in a wide-open career market. “Construction seems to offer more job security and better pay than many conventional women-centric careers. My number one priority was “can I get a job after graduation? A lot of my friends in other majors have struggled to find work and are in the realm of ‘educated but unemployed.’”  Actively Recruiting Women Pinkard strategically targets events and organizations that cater to women in the industry. “Although we strive for a diverse workforce that represents both our community’s demographic and our clients’, we always hire the strongest talent for the job. We intentionally remain agnostic to the demographic of the candidate when making a hiring decision. With greater applicant flow from women, we are, however, finding more often the best person for the job is a woman. Not because she is a woman, but because of the technical skills, soft skills, experience and potential that she has earned,” says Navarro. Pinkard has also worked to train hiring managers to recognize bias and eliminated automated differentiation of resumes to include more people who have taken non-traditional career paths. “Not everyone comes to construction in the same way, but talent is talent and we want to hire that talent regardless of how those skills were acquired,” says construction manager Joe Revielle. “We have people who switched careers midstream and people who worked their way up through the trades as well as people who came to us straight out of construction management programs. They all have the ability to do great work and bring huge value to our clients.” Pinkard intern Kristy Swisher is a great example of someone with a non-traditional path into the industry. After starting a family and running her own business outside of the construction industry, COVID-19 threatened her livelihood. Considering a career change, Kristy took advantage of some available college grant money and enrolled in MSU Denver’s construction management program. She is currently in her first construction internship and has just over a year to go before graduation. Kristy is working on Pinkard’s South Metro Fire Rescue project and loves her project teammates. “When I first walked into the job trailer, I thought ‘Oh wow! Fish out of water! I’m the only woman here.’ But I quickly realized that no one was treating me that way. That ‘elephant in the room’ was strictly in my head.’ Once I got over that initial insecurity it has been great!” Support and Mentorship for Women Pinkard has also prioritized the support and mentorship for women coming into the industry. “We recognized a need for a group to specifically target some of the shortcomings in our industry. So we took AGC’s lead and created an internal Culture of CARE committee at Pinkard. One of the pillars of that group is to ensure that our teammates have support and mentorship as they move forward with us,” says Pinkard president Tony Burke. Alexander believes that Pinkard’s emphasis on understanding personalities is a great foundation for women seeking success in construction. “The ability to understand the personalities of the entire team helps us to understand people of different backgrounds with different insights, experience, and diversity, and that makes you stronger as a team and encourages the success of the individual.”  The Future Looks Bright “Hiring and training new talent from all walks of life is pivotally important to our industry. In addition to providing us with the quantity of talent we need, attracting people from across the spectrum provides important new perspectives, ideas, and ways of doing things.
