    Pinkard Completes Construction On Senior Living Project in Loveland 2023-01-04 Share Share Pinkard Construction, a Senior Living general contractor celebrating 60 years in Colorado, has completed construction on Hunt Midwest’s Capstone at Centerra. This senior living project designed by Pi Architects includes assisted living and memory care. It will be operated by Integral Senior Living. A grand opening was held on November 14th with representatives from Hunt Midwest, ISL, Pinkard, Pi, and the community. Construction lasted approximately 15 months and was completed on time and within budget. “Pinkard really understands senior living and multi-family projects, which created a smooth, predictable construction process,” said Jeff Redhage, director of construction management for Hunt Midwest. “Capstone at Centerra will offer residents a variety of engaging amenities, including a great room, a formal dining room, a fitness center, a salon, a bistro lounge, a sunroom, walking trails, a gazebo, and a dog park.” The senior living community will offer 102 assisted living and memory care suites, with accommodations for as many as 114 residents. Located in the 3,000-acre Centerra master-planned development, the interior and exterior design of the two-story, 79,000-square-foot senior-housing community was inspired by surrounding architecture and northern Colorado’s natural scenery. “I am excited to celebrate all the hard work we put in with Hunt Midwest, ISL and Pi Architects to add more Senior Living options to Loveland,” said Derek Stathis, Construction Manager for Pinkard Construction. “Northern Colorado needs more communities to serve our seniors and their families. We are proud to be a part of bringing this project to Loveland.” To date, Pinkard has completed over 95 senior living housing projects and almost 200 multi-family projects, totaling $3.9 Billion worth of construction.     Adaptive Reuse – A Contractor’s Perspective 2023-10-17 Share Share According to Wikipedia, adaptive reuse refers to the process of reusing an existing building for a purpose other than that for which it was originally built or designed. Adaptive reuse has been lauded for its ability to save historically significant structures, maintain historical neighborhood context, conserve natural resources, and minimize construction-related disruptions to neighborhoods. But from a purely practical perspective, it can possibly provide a much lower cost construction option. But before jumping into an adaptive re-use project, several factors must be seriously considered. Does your building’s structure lend itself to adaptive reuse? Can you take your office building that has systems at the end of their life cycle, and rather than just replacing the systems, does the structure allow a new layout for one-bedroom affordable apartments? At Denver Housing Authority’s Thomas A. Connole apartments, Pinkard stripped the building down to its concrete skeleton and built 10-story-tall exterior structural concrete walls to convert the 50-year-old building from studio apartments into one- and two-bedroom units. For the City and County of Denver’s Minoru Yasui Plaza project, the former Downtowner Motor Inn was converted into office space. There, Pinkard did comprehensive interior renovations that included installation of a state-of-the-art European hydronic heating system. Both adaptive reuse projects won national acclaim for their creativity and construction excellence. City and County of Denver’s Minoru Yasui Plaza And then there is asbestos abatement, lead-based paint, and aluminum wiring, all of which can break a budget at the start. Denver’s Green Roof Initiative? If you’re putting on a new roof you may be required to include a green roof or a combination of green roof and solar energy collection – both pricey additions. The condition of the exterior skin must also be considered – replacement can complicate construction with time-consuming scaffolding systems and street closures. HVAC systems are typically the highest-cost systems. Compromises in the wrong way will have end users complaining to management on a weekly basis. Will zoning support your intended purpose? Can you go from office space to mixed-use retail/residential and meet parking requirements? What is the required cars-per-thousand-square-feet ratio to support retail and/or residential use? Chances are your office building may not meet that. Regardless of the quality of a building’s as-built drawings ( if you even have any? ) and the level of due diligence, you can be assured that you will run into unforeseen conditions that stall your schedule and take precious dollars out of your budget over and above the 10% contingency allowance most lenders require. Every contractor can provide a long litany of owner/architect/contractor unforeseen condition woes, with a corresponding array of schedule delays and cost increases. Fortunately, there are ways to greatly improve your chances of success. Dedicated collaboration and teamwork can avert potentially disastrous outcomes, and this of course speaks volumes about how you should select your team partners. Your contractor, architect and engineers should have considerable experience with complicated renovations and excellent team skills, and your contractor’s preconstruction team should have a great record of providing accurate estimates for these types of renovations. It’s always best to take a conservative approach when estimating a complex adaptive reuse. Sometimes owners begin with very tight budgets and a huge potential for unforeseen conditions. This makes for a very problematic preconstruction phase, with considerable budgetary headaches and possibly slashing scope. At that point your exciting dream project can become something of a nightmare. It’s also important to be sure that your team’s budgets include ample contingencies and allowances, and that the use of these tools is clearly spelled out. Early in the budgeting phase, Pinkard typically starts with a higher contingency load based upon our custom risk log for your project. For example, if there is asbestos, aluminum wiring, and the windows and HVAC need to be replaced, those factors pretty much dictate your costs. But we can start eliminating the unknowns through testing, exploration, and collaboration with major subcontractors and engineers. 3D laser scanning, ground penetrating radar to scan post-tensioned slabs, basic non-destructive investigations, etc. all combine to provide a better understanding of the many variables that may affect an owner's budget. Pinkard President Tony Burke observes that “Laser scanning is a recent technology our teams are using with great success. It is making a dramatic difference in our abilities to measure every inch of a building to create more constructable designs and more predictable construction plans. The data is uploaded into a building information technology platform. Designers use this data to create more exacting layouts with greatly reduced risk of clashes and layout busts. And the cost/benefit ratio of this technology is overwhelmingly favorable.” A better understanding of risk allows for a reduction in contingency. Pinkard shares this information with the entire team to fully inform the owner. In many cases, with this data, an owner/architect/contractor team should have enough information to manage risk and allow a project to move forward. Every building is adaptable, but not every adaptation is affordable. Put a lot of thought and care into selecting a trusted and responsible team to help you sort through all the details. It is the shortest and best path to a wise decision.   • Pinkard Commences Village on Main Affordable Senior Apartments Rehabilitation

    Pinkard Commences Village on Main Affordable Senior Apartments Rehabilitation 2024-04-19 Share Share Pinkard Construction, a recognized leader in Colorado affordable housing renovations, has commenced the $8 million rehabilitation of Village on Main Apartments in Longmont. Formerly known as Village Place Apartments, this project will be the renovation of all 72 units. It will conducted on a “rolling occupancy” basis to optimize the construction schedule with minimal disruptions to the residents. Challenges include vacating and renovating 13 units at a time while coordinating resident relocations. Pinkard anticipates a five-week renovation window for each 13-unit segment. Other challenges include minimizing water shutoff durations during new boiler installation and working with the owner/design team to find the most effective solutions for minimizing electrical outages associated with electrical system upgrades. During preconstruction Pinkard provided tax credit funding assistance, design-assist solar electrical input, and ultimately incorporated all owner wish list items into the existing budget. Pinkard also participated in design charettes with residents and the owner/design team to ensure resident programming needs were met. The Longmont Housing Authority is the owner/developer. Rosemann & Associates is the architect. To minimize the risk of unforeseen conditions, Pinkard and key subcontractors conducted a thorough exploratory demolition prior to construction. Pinkard President Tony Burke, “We are delighted to be teaming with Longmont Housing Authority to upgrade this beautiful old building and to help improve the lives of its residents. This is our first project with Longmont Housing Authority in many years, and we are excited to renew this important relationship.” Scope of work on this 68,000 square foot project includes top-to-bottom unit upgrades, common area and exterior improvements, the replacement of boilers, through-wall air conditioners, and electrical meters, plus demolishing an abandoned solar hot water system to allow for a new 165kw roof-mounted ballasted solar electrical system. Pinkard will also be replacing finishes, plumbing fixtures and lighting, roof membranes, and upgrading several units to meet current ADA standards. Pinkard is prioritizing economies of scale to help meet the hard, finance-driven, 10-month construction schedule. Construction completion is projected to be late September 2024. The Longmont Housing Authority (LHA) is a quasi-governmental agency authorized by Colorado Statute. The LHA has been in existence since 1975. The City of Longmont is the LHA service area. The LHA exists to provide housing and related services to low income and moderate-income families, elderly, and disabled households and to relieve the community of substandard housing.     Tony Burke Looks Forward to the Next 60 Years of Pinkard 2023-03-29 Share Share Pinkard turns 61 Today! At the beginning of the year, Jim Pinkard looked at the history of the company . Now, Tony looks to the future. As of March 30th, Pinkard Construction enters its 61st year serving Colorado senior living, affordable housing, multi-family, recreation, municipal, and commercial clients. Pinkard's President, Tony Burke, thought it was time to look at our future. Burke says the company’s leadership is armed with the wisdom and perspective gained by adapting and growing with this always-evolving construction and development market. “We march forward with a new generation of ownership, new leaders, and new branding,” says Burke. “These decisive changes represent a continuation of fundamental business practices but with a fresh new look and approach to the challenges and opportunities presented in the world of construction today.” Burke says that his leadership team recognizes the importance of changing stereotypes of who can participate in the construction industry. Public Projects, Recreation, Indoor Pool, Gymnasium, Commercial Kitchen, Structural Steel Superstructure, Masonry, Addition, Renovation Pinkard completed phase I and phase II improvements to the City of Aurora's Moorhead Recreation Center, including: Phase I demolition of the existing 4,500 square foot drop-in center; renovating the existing pool, and Phase II: addition of a new 26,000 sf recreation center and a 12,000 sf natatorium. The recreation center is load bearing masonry and structural steel with a lap pool and leisure pool, full-sized gymnasium with three cross courts and running track, new fitness and cardio space, community teaching kitchen, multi-purpose rooms, public computer space, additional parking and landscape upgrades. The pool renovation includes pool-shape reconfiguration, addition of a 55-foot water slide, and deck replacement. The finished center is approximately 38,000 sf. Demolition of the old space, which has been at capacity for decades, followed owner-contracted abatement. Pinkard was selected to construct this project following a competitive bid. Pinkard's bid came in more than $1 million under the owner's budget.     Environmental Resource Associates Office Golden, CO, USA Environmental Resource Associates 66,000 Sq. Ft. Office, Commercial Kitchen, Laboratory, Fume Hoods, High Tech Building Systems, Tenant Interior/Build Out, Renovation Pinkard provided CM/GC services for Environmental Resource Associates (ERA) office and laboratory build-out in Golden. The project consolidated and expanded ERA's space from their former 27,000 sf facility in Arvada to a 66,000 sf facility in Golden. The completed Golden facility doubles ERA's lab space to 17,000 sf, and provides ERA with 22,000 sf of Class A office space. The laboratory space includes hazardous material storage, multiple 500+ gallon above ground storage tanks, fume hoods, and services for advanced analytical equipment. Pinkard assisted the owner in their due diligence at several locations, providing multiple budgets and schedule strategies during ERA's 6 month search for a new location. To meet the owner's requirement for multiple laboratory gasses, large volume air exchanges, extensive venting and piping, and power requirements, Pinkard worked in a design-build relationship with Heating and Plumbing Engineers (HPE) and Duro Electric. ERA provides proficiency testing standards and quality control standards for the EPA, municipal treatment and waste facilities, and pharmaceutical industry. Wurl Service Center is a maintenance, shops and office facility for the Town of Erie Public Works Department and Parks Department. It features a 9,560 sf Class "B" office building that connects with a 16,728 sf maintenance building on approximately 7.5 developed acres. Sustainable features on the maintenance building include: White TPO roof Photovoltaic panels with a power purchase agreement Full heat recovery Recycled asphalt Low-emitting materials Instant-hot water units The Center also includes a 250,000 sf service yard with a 3,000 gallon fueling station, magnesium chloride/salt storage facility and truck wash pad. An intensive preconstruction planning phase kept design-related changes to .6%, or 75% below the industry average. The final contract was $202,000 below the original contract. Pinkard completed this fast-tracked project 56 days ahead of schedule, allowing the Town of Erie to completely relocate its maintenance operations well ahead of the winter season. Despite these challenges, Pinkard has managed to navigate the complex and competitive Denver market and deliver successful multi-family projects. According to Leighton Neff, Chief Preconstruction Manager at Pinkard Construction, "When our client's project slips, it costs both of us money, so it is extremely important that we collaborate with the client and architect to make sure we expertly navigate the permitting process." One of the company's strategies to overcome the challenges is to leverage its experience, expertise, and relationships with clients, design partners, subcontractors, and suppliers.
